Read: house construction cost in Nepal

Rough estimate for an RCC framed house using common thumb rules. Actual cost depends on design, location, finishing and current prices. Nepal has no official per-square-foot rate.

For comparison: a builder quoted by the Kathmandu Post (12 Jul 2026) put a 2.5-storey house on an 800 sq ft plot in Kathmandu at about Rs 1.07 crore.

Guide

How the estimate works

The tool multiplies the built-up area per floor by the number of floors to get the total built-up area. It then applies thumb-rule quantities per square foot for an RCC framed house: 0.4 bag of cement, 4 kg of steel, 1.8 cu ft of sand, 1.35 cu ft of aggregate and 8 bricks. Each quantity is multiplied by the price you enter.

These five materials are only the structural core. Labour, finishing, doors and windows, and electrical and plumbing work are added as one rate per square foot of built-up area; the default is Rs 4,000 per sq ft, which you should change to match the quotes you have.

Use your own prices

The prices pre-filled in the tool are examples only. Cement, steel, sand, aggregate and brick prices differ by district, by transport distance and by month, so replace them with rates from your local supplier before relying on the total.

Nepal has no official per-square-foot construction rate. Our guide on house construction cost explains where the published figures come from and how to build an estimate from quantities times your district rate.

Limits

This is a first estimate for an RCC framed house. It does not include land, the naksa pass fee, site preparation, boundary walls, a septic tank, a lift, interior furnishing or the architect's and engineer's fees. A design with long spans, a basement or a sloping site needs more steel and concrete than a thumb rule suggests, so ask an engineer for a bill of quantities before you budget.

Frequently asked questions

How much does it cost to build a house in Nepal per square foot?

There is no official rate. The cost depends on the design, the location, the finishing and current material prices. Enter your own area and local prices in the estimator to see the cost per square foot for your case.

What quantities does the estimator assume?

Per square foot of total built-up area: 0.4 bag of cement, 4 kg of steel, 1.8 cu ft of sand, 1.35 cu ft of aggregate and 8 bricks. These are common thumb rules for an RCC framed house, not a bill of quantities.

What does a half floor mean?

Choose 2.5 floors if the top floor covers about half the area of the others, for example a room on the roof. The tool simply multiplies the area per floor by 2.5.
